Description
The US General Services Administration (GSA) is seeking to lease a minimum of 1,650 usable square feet of office space and 2 secured parking spaces is preferred within the delineated area of: 300 North St west to Bluff St, Bluff St south to300 South St, 300 South St east to 200 East St, 200 East St north to SG Blvd, SG Blvd north to Main St, Main St to Diagonal St, Diagonal St to 300 North St, located in St. George, Utah. Buildings on the Historic Register, eligible for the Historic Register, or within a Historic district within the delineated area are encouraged to offer. All space must be windowed and contiguous on the second floor or higher floor. No ground level space will be considered. Offered space shall be located in a commercial zoned area. Industrial or residential zones properties will not be accepted. We are also requesting to be located within close proximity to other law enforcement agencies, primarily the FBI. The site MAY NOT be located in the 500 year floodplain. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are 24/7 access. The building, space, and all parking must be accessible for the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS). Building space shall meet all fire and life safety and federal seismic requirements. The lease term shall be for 10 years, 5 years firm with completion of tenant improvements and occupancy by October 1, 2010. Letter of Interest / Location Map of proposed building (and floor plan if available), and preliminary fully serviced rent rates shall be submitted for receipt no later than November 13, 2009 to: General Services Administration, P.O.
