Description
Interested parties for participation in a market survey! The Government is interested in leasing approximately 5,236 rentable sq.ft. yielding 4,553 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in HENDERSONVILLE, NC. This space is required no later than AUGUST 1, 2010. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area; North: Hwy 191 at Hwy 25 (Asheville Hwy) to N. Main Street to Clear Creek Road (Co Road 1503) to Interstate Hwy 26; East: Interstate Hwy 26 & Hwy 74; South: Hwy 26 south to Upward Road (Co Road 1722) to N. Highland Lake Road (Co Road 1783) to Hwy 225 to Erkwood Drive to State Street (Co Road 1164) to Hebron Rd to Lake Ave to 3rd Ave W. to Blythe Street (Co Road 1180); West: Blythe Street to Hwy 191 east to Hwy 25 (Asheville Hwy). Unique Requirements Overview: Offers must be for contiguous space for maximum operational needs in a quality building of sound, substantial Class "A" construction and location shall embody a corporate professional office image. Industrial/warehouse/retail sites or sites adjacent to railroads are not acceptable. Ramps inside the office will not be acceptable. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified to accommodate a ratio of 1 parking space per 250 rentable square foot and should be located on-site or directly adjacent to facility. Security, fire, safety, and ADA accessibility requirements will also apply to Government Requirements for acceptability. No sub-leases. The Government will not consider space located within a floodplain. Floodplain certification is required.
