- Description
- The United States Government seeks to lease office space consisting of approximately 4,736 rentable square feet within a ¾ mile from the Wayne Aspinal Federal Building & Courthouse in Grand Junction, CO. The space should yield between 4,118 to 4,530 ANSI/BOMA office area square feet and three (3) secured parking spaces are required. The proposed lease is for five (5) years three (3) years firm and should be fully serviced. Space must be contiguous and located on the second floor or higher. The space will be used by the US Attorneys Office (USAO) to house personnel, furnishings, and equipment. The space must be in an office building and section of the city that is professional in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. The space must meet or be capable of being altered to meet the Government's requirements for accessibility and seismic safety and not be located in a 100 year flood plain. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. The Government seeks occupancy no later than May 2010. Interested parties should submit at a minimum the following information: 1. Building/subdivision/lot name and address 2. Rentable square feet, and rate per rentable square foot Indicate the size of the lot if offering a build to suit 3. Confirm ANSI/BOMA Method of Measurement, office area SF yield for available space by floor and building common area factor 4. Date space is available 5.
