Description
The United States Government seeks to lease class ‘A' or protential for class 'A' contiguous office space in Roanoke, VA. The space offered must consist of approximately 18,000 usable square feet and 21,000 rentable square feet with public street access and available parking (public and secure). Delineated Area: Beginning at the northern city limit of Roanoke at Williamson Road, then proceeding south on Williamson Road to its intersection with Orange Avenue NE (US 460), then east on Orange Avenue NE to its intersection with Hollins Road NE; proceeding south on Hollins Road NE, then Hollins Road SE to its termination at Norfolk Avenue SE, then proceed west on Norfolk Avenue SE to 14th Street; proceed south on 14th Street to Wise Avenue, then proceeding west on Wise Avenue to 13th Street, south on 13th Street to its intersection with Jamison Avenue SE. From that intersection proceed west along Jamison Avenue SE, continuing west after Jamison Avenue SE turns into Elm Avenue and along Elm Avenue to its intersection with Ferdinand Avenue SW; proceeding northwest on Ferdinand Avenue SW to 10th Street SW, proceeding north on 10th Street SW, then 10th Street NW to Orange Avenue NW; proceed west on Orange Avenue NW to Cove Road NW. Proceed northwest on Cove Road NW to Peters Creek Road NW; proceed east on Peters Creek Road NW along northern city limit of Roanoke to the departure of the city limit from Peters Creek Rd. east of the intersection of Dogwood Acres Drive, then generally east along the northern city limit of Roanoke to the starting point at Williamson Road. Term: The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Unique Requirements: • Preference for space located on the first floor. • Support at least one clear high bay span of 35'x60' with 16' ceiling and additional 4' of plenum space for a courtroom. • Waiting area space to accommodate approximately 300 people daily. • Security Guards will be provided by the Government. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Base building drawings of offered space in.DWG format • Location of space in the building and the date it will be available • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
