- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 5,465 RSF (4,752 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE RALEIGH AREA AS HEREINAFTER DESCRIBED. Existing buildings and new construction will be considered. Space must be located within the delineated area below: North: Millbrook Road to Leadmine Road(west)/Millbrook Road to 401 (east); South: 440 Beltline; East: New Hope Road; West: 440 Beltline to Western Blvd Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous on the second floor above grade level or higher of any offered location, however, top floor space is not preferred. Space must be serviced by a minimum of two (2) elevators. On-site parking must meet/or exceed local code. The Agency requires eight (8) reserved parking spaces in close proximity to the front of the building. The location should be accessible by public transportation and in close proximity to restaurants and other retail amenities. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security and ‘green lease' requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, December 16, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 7NC2117. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
