Description
INTRODUCTION: The Alliance for Sustainable Energy, LLC, Management and Operating Contractor for the National Renewable Energy Laboratory (NREL) is seeking leased space between 10,000 – 20,000 rentable square feet of laboratory space with associated utilities. Although NREL’s preference is to acquire space in one building complex, multiple locations may be considered to meet this need. NREL anticipates entering into a lease commencing June 2010 for a period up to five (5) years. NREL is issuing this notice as a call for all available space that meets the below listed requirements. Respondents should provide sufficient information in their response to illustrate that the space would not be eliminated from further consideration due to inability to meet the listed requirements. REQUIREMENTS: The following minimum requirements must be met for space to be considered: LOCATION REQUIREMENTS: 1. Offers must be for available space within six miles of the NREL South Table Mountain facility located north of I-70 at Denver West Blvd. or the Administrative Offices located at 1617 Cole Blvd., both in Golden, Colorado. 2. Regularly scheduled public transportation within five (5) minute walking distance and on-site employee and visitor parking sufficient to cover commuting and visitor needs should be available. SPACE REQUIREMENTS: 1. The space must be built to accommodate laboratory functions as defined in International Building Code Chapter 3 Classification Group B. NREL requires space to accommodate low-hazard laboratory operations. 2. Space must have internal cyber connectivity of 1G Quest QMOE service or equivalent, or the ability to meet this requirement. Cyber connecting equipment and internal cabling will be provided by lessee. 3. Leased space should be Full Service; meaning that all janitorial and maintenance services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. 4. The space offered must be within a building of sound and substantial construction of the type generally recognized as modern having fully adequate means of ingress and egress. 5. HVAC Requirement: Existing equipment must provide 6 Air Changes per Hour (ACH) or 1 cubic feet per minute per square foot (cfm/sf) when ceiling height is 10 feet. 6. Plumbing Requirements: Adequate water supply to support laboratory occupancy and corrosion/chemical resistant waste piping. 7. If building contains asbestos, it must be managed in accordance with approved local, state and federal regulations. 8. Buildings must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) and be in compliance with local building codes including seismic requirements. 9. Building must conform to Fire and Life Safety Codes as adopted by the Authority Having Jurisdiction; fire sprinklers must be installed in the space. 10. Healthful and comfortable air shall be provided as described in the American Society of Heating, Refrigeration, and Air Conditioning (ASHRAE) Standards 55 and 62. 11. NREL will not consider any space with environmental “legacies”. 12. Rental rate is within market range.
