Description
DEPARTMENT OF VETERANS AFFAIRS (VA)SEEKS EXPRESSIONS OF INTEREST FOR OFFICE SPACE VA currently occupies approximately 42,463 rentable square feet of contiguous office space in Frederick, MD with approximately 8 years of remaining term. VA needs an additional approximately 26,175 rentable square feet and requires a minimum of 100 parking spaces. The total space must yield a minimum of 68,638 rentable square feet. The lease term shall be approximately 8 years firm with one 5 year renewal option. Immediate occupancy is desired. Space must be located within a five mile radius of the intersection of Interstate 270 and Interstate 70. The Government is considering whether to expand at the existing location or to relocate to alternative space that can meet the entire space requirement. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Governments entire requirement for approximately 8 years. In addition to the rental costs of the existing lease (approximately 8 years), the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above standard/specialized alternations/equipment, furniture relocation, telecommunications, and other related costs. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable square footage; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD as built floor plans identifying the space offered; parking ratio; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than December 31, 2009, 4:00 PM EST.
