- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN AUSTIN, TX The United States Government seeks contiguous Class 'A' Office space. The space offered must consist of approximately 55,704 rentable square feet in Austin, TX. The space should yield 48,438 ANSI/BOMA usable square feet of office space which includes a vehicle maintenance facility of approximately 5,578 square feet on the premises. If circumstances do not permit and/or allow for a vehicle maintenance facility on the premises, then the Government may consider a maintenance facility no more than 1 mile from the office location. Specific to the office space, the occupying agency seeks a minimum of seventy-seven (77) reserved parking spaces with the capability to provide an additional twenty-five (25) parking spaces over the lease term. Visitor parking shall be provided outside the set back limits for ten (10) vehicles. Specific to the vehicle maintenance facility, the occupying agency seeks three (3) interior parking spaces and seven (7) exterior spaces (two (2) for oversized vehicles) next to the facility. Proposed office locations must not be located in the immediate vicinity (within 200 feet) of any facilities identified by the Interagency Security Committee as either "hazardous materials transportation / storage facilities" or as "low risk facilities." Examples of Hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as Railroad Lines transporting hazardous material. Examples of "low risk facilities" include day care centers, schools, hospitals, religious centers, and social service centers. The Government requires second floor space or higher. Space on the first floor will only be considered by the Government when no other space is available or deemed appropriate. Space must be contiguous and located on no more than 2 adjacent floors. The building should have a minimum of at least a 30 foot setback from the building façade to the curb of the surrounding parking lot. Floor loading in some areas should be sufficient to carry approximately 150 lbs. per square foot. Column spacing within the office space should be no less than 24 feet on center. The space must meet requirements for fire and life safety plus handicapped access in accordance with ABAAS guidelines. Offered space must be contiguous; have a minimum ceiling height of 9 feet, 0 inches. The occupying agency must have access to the building 24 hours per day, 7 days per week, and 365 days per year. (The agency will control access to their leased premises, which includes securing vertical penetrations and circulation between floors.) Offered properties must be located completely within the area outlined below as bordered by the following streets: North Highway 183 following Congressional District #10 boundaries to McNeil Rd. McNeil Rd. & Howard Rd. East Howard Rd. & I-35 South I-35 & Cesar Chavez St. Cesar Chavez St. & Mo-Pac Expressway Mo-Pac Expressway & Bee Caves Rd. West Bee Caves Rd. & Loop 360 Loop 360 & Highway 183 These streets form the outer edge of the delineated area and proposed buildings must be located within this area to be considered. If, for instance, a proposed building is across the street or is adjacent from the delineated area but not within, it will not be considered. The proposed lease is for fifteen (15) years, ten (10) years firm, and must be fully serviced. Space must be ready for occupancy no later than December 5, 2011. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JANUARY 4, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) ANSI/BOMA defined Office Area Square Feet 3) Rentable Square Feet offered 4) Number of parking spaces available on the premises. 5) Summary of how the building meets the occupying agency's special security requirements. 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
