- Description
- The General Services Administration is seeking potential sources for up to 5,978 rentable square feet of contiguous office and related space in Peoria, Illinois for use by a federal Government agency. This procurement will be a new lease for a period of fifteen (15) years with a ten (10) year firm term. The estimated occupancy date is 02/01/2011. The Government will consider alternative space only if it is economically advantageous. The Government will use the information it receives in response to this advertisement to develop a cost-benefit analysis. In making this determination, the Government will consider among other things the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocation, such as physical move costs, replication of tenant improvements, replacement of furniture and telecommunications infrastructure. This requirement must be within the following delineated area: North – Main Street between NE Water Street and University Street South – McArthur Highway between W. Millman Street and the Illinois River East – Illinois River between McArthur Highway and I-74 West – McArthur Highway/University Street between Millman Street and Main Street Building(s) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable Federal/GSA/PBS, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Streets and public sidewalks must be well maintained. The location should be within convenient proximity to regularly scheduled public transportation and public parking to cover all commuting needs of employees. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum; ( This is not an invitation for bids or a request for proposals ): 1) Building name/address 2) Legal property description, recent survey, and property identification numbers (PIN) 3) Location of space in the building and date it will be available 4) One-eighth inch scale drawing of space offered 5) ANSI/BOMA defined office area/useable square feet (USF) 6) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included 7) Common Area Factor used to determine the RSF 8) Name, address, telephone number, and email address of authorized contact 9) In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission The Government’s decision will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide the requested information, the Government reserves the right to assume that the potential offeror in question cannot meet the Government’s requirement.
