Description
The United States Government seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The Government is seeking approximately 96,861 rentable square feet, yielding 57,646 ANSI/BOMA square feet of office and related space. The Government will consider relocation only if a move is economically advantageous and will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required on December 1, 2013. This advertisement is not a basis for negotiation. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. LOCATION: Offered space must be within the following delineated area: Starting at Franklin and Church Street, proceed east on Franklin Street to Lafayette Street; proceed south on Lafayette Street to Leonard Street; proceed east on Leonard Street to Centre Street; proceed south on Centre Street to Worth Street; proceed east on Worth Street to St. James Place; proceed south on St. James Place to Pearl Street; proceed south on Pearl Street to Frankfort Street; proceed west on Frankfort Street to Gold Street; proceed south on Gold Street to Spruce Street; proceed west on Spruce Street to Park Row; proceed north on Park Row to Centre Street; proceed north on Centre Street to Chambers Street; proceed west on Chambers Street to Broadway; proceed south on Broadway to Murray Street; proceed west on Murray Street to Church Street; proceed north on Church Street to Franklin Street. See attached map for a graphic version of the delineated area. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. Additionally, various security enhancements shall also be required. TERM: The proposed lease is for twelve (12) years firm.
