- Description
- The US General Services Administration (GSA) is seeking to lease existing class "A" space for the United States Geological Survey. The delineated area from which space will be considered will be within the following area an all prospective properties must be physically located within, or front the following delineated area as bounded on the: North: Dell Range Road and Four Mile Road. West: Interstate 25 (I-25) South: Lincolnway to S. College Dr. and I-80 from S. college Dr. to Field Station Road East: Field Station Road and n. College Dr. The lease term shall be for 20 years, 10 years firm, with completion of tenant improvements and occupancy no later than July 1, 2011 Buildings on the Historic Register, eligible for the Historic Register, or within a Historic District are encouraged to offer. Buildings that provide open/general parking freely accessible to the public on a first floor or basement (including partial first floor or basement), under the office area, will not be considered. The space, or building/location housing same, may not be located in the 100 year floodplain. The building/space must meet all fire/life safety and federal seismic requirements. Space offered shall yield a minimum 7,709 usable square feet (usf) to a maximum of 8,480usf and be contiguous with no loading docs or ramps. Only ground floor space will be considered. Space will break out approximately as follows: Office Space of 4,021usf, Special-Use Space of 1,505usf, Industrial Space of 2,183usf (Totaling 7,709usf). The site of the building shall also include a minimum of 8,500 square feet of secured/fenced parking, and 25 employee/visitor parking spaces. All space shall be accessible to the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS). Special use space will include a wet laboratory with fume hood and Industrial space requires at lease 17ft high ceilings. All building services, supplies, maintenance, janitorial, landscape and required tenant improvements (including partitioning) are to be provided as part of the rental consideration. The space shall be accessible by the agency 24 hrs./day - 7 days per week. Letter of Interest/Location Map of proposed building (and floor plan if available), and preliminary fully serviced rent rates shall be submitted for receipt no later than January 8th, 2010 to: General Services Administration, P.O.
