Description
The United States Government seeks to lease space in a professional office building facility of modern construction in a professional setting. Proposed space must be contiguous. Second floor space or higher is preferred. The offered space must consist of approximately 2,530 rentable square feet in Meridian, MS. The space must yield 2,200 ANSI/BOMA useable square feet. Five, on-site reserved parking spaces are required. The facility must provide or be able to provide established access control procedures. At least one elevator must be available to service the space with 24-hour access, 7 days a week if the office space is located on the second floor or higher. The space cannot be located in the immediate vicinity of fuel storage areas, gas stations, chemical manufacturing facilities, railroad lines, day care centers, schools, hospitals, religious centers, and social service centers. Public Transportation and parking within three blocks of the space is preferred. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: North:North Hill Street East:Highway 45 South:Interstate 20 West:Highway 19 The proposed lease is for fifteen (15) years, ten (10) years firm, and must be fully serviced. Space must be ready for occupancy no later than 10/1/2011. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis. All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the property's ownership.
