Description
REQUIREMENTS: The United States Government seeks to lease minimum 4,600 rentable square feet of contiguous warehouse, office and related space in Saipan, Commonwealth of the Northern Mariana Islands for the use by the Fish and Wildlife Service (FWS). The total building space will yield minimum 4,000 to maximum 4,200 ANSI/BOMA square feet which includes 2,700 to 2,835 ANSI/BOMA square feet of warehouse and 1,300 to 1,365 ANSI/BOMA square feet of office. To ensure excellent security, the space needs to be fenced (a portion of which must accommodate storage for 6 boats and 2 ATVs). The government also requires 2 surface parking spaces and do not need structured parking spaces. Tenant: The Fish and Wildlife Service (FWS) Term & Occupancy Date: The proposed lease is for 3 years, 1 year firm as a fully serviced lease. The estimated occupancy date is April 1, 2010. Delineated area: The space must be located in the area of the following boundaries: 1.East: Isa Drive 2.West: Beach Road 3.North: Isa Drive 4.South: As Perdido Road Basic requirements include but are not limited to; 1.Generator for power outages 2.Cold storage or space to install walk-in freezer 3.Water filtration or separate water supply Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant. The building also needs to be capable of being fully accessible to the physically challenged, meets OSHA requirements, must be seismic compliant, and is located outside a 100-year floodplain. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum: •Contact information (Name, address, telephone number and email address) of owner or authorized agent •Building name, address & legal description •Building ownership information & date of space availability •Rentable square feet offered and the rentable rate per square foot (specifying services and utilities included) •Method of rentable space measurement (Common Area Factor) •List of building services provided •Drawing of space offered AUTHORIZED CONTACTS: In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA). In the event that a potential Offeror fails to provide specific expected rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements.
