- U.S. SECURITIES AND EXCHANGE COMMISSION Seeks Sources for Leased Office Space in Alexandria/Annandale, VA Area Requirement: The Securities and Exchange Commission is seeking to lease approximately 15,000 rentable square feet (rsf) of office and related space and onsite parking located in Alexandria/Annandale, VA. The space must yield approximately 13,000 – 14,000 ANSI/BOMA usable square feet (usf) of office and related space for use by Tenant for personnel, furnishings and equipment and have available onsite employee parking. Offered space must be contiguous and be on no more than 2 floors. Floor plates must have potential for efficient space layout. Unique Requirements: All services, supplies, utilities, cabling, furniture/workstations and tenant improvements must be provided in consideration of rental to be paid. By occupancy, the leased space and building shall meet the requirements of the Architectural Barriers Act Accessibility Standards (ABAAS), security, and local fire, life and seismic safety codes. The site may be inspected by the Government and/or its contractor to ascertain compliance with applicable local and federal regulations. Offered buildings must be located outside the 100 year floor plain; flood plain certification is required. Space must have attractive, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use for professional office space. REQUIRED: Space must be in turn-key condition with all services, supplies, utilities, cabling, furniture/workstations and demised partitioning in place prior to occupancy. Subsequent minor tenant alterations may be required and will be paid for separately and not as part of the rental consideration. SEC estimates it will need a minimum of eighty workstations sized at a minimum of 8 feet by 8 feet, a minimum of one conference room, a minimum of five 120-150 square foot offices, and an employee break room. Cabling Requirements: Each workstation or office must have two data drops that with CAT 5 or 6 cabling and one circuit for electrical convenience outlets and one dedicated circuit for computer outlets. Location: Offered buildings must be located within 2 travel miles of 6432 General Green Way, Alexandria, VA 22312. Lease Term: Space must be available for occupancy by March 1, 2010. The lease term shall be for three (3) years, 18 months firm. The Government reserves the right to solicit or negotiate an alternate lease term. Expressions of interest should include the following: OWNERS AND AGENTS: To submit a location for inspection, contact this office in writing via fax, email, or US Mail by January 8, 2010. Please include the common area factor for the offered space. Submission by any party other than the owner or managing member of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space. •Name, address, email address, and phone number of owner as well as authorized representative •Name and address of offered location and age of the building •Amount of space available and location within the building; provide floor plans on sheets reduced to 8 ˝” x 11” •Floor plans must reflect line drawings of the proposed or actual placement of the workstations and their sizes. If more than 80 workstations can be provided in the offered space, include as many as can be accommodated. •Floor plate size in rentable and usable square feet •Rental rate for as-is space •Tenant allowance typically offered in the building and amortization rate •Statement as to whether or not the building meets ABAAS standards •Statement as to whether or not the building has asbestos-containing materials and, if so, the location(s) and type(s) Written responses are required no later than January 8, 2010; verbal responses will not be considered.
