Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN COLUMBIA, TN STAR #: 9TN2057 The United States Government seeks to lease professional 2nd floor or higher office space. First floor space may be considered. The space offered must consist of approximately 1,995 rentable square feet in the Columbia, TN. The space should yield 1, 735 ANSI/BOMA usable square feet. The lease term will be ten years, with the Government having termination rights after the fifth full year. The space must meet requirements Fire and Life Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. The occupying agency must have access to the building 24 hours per day, 7 days per week, and 365 days per year. (The agency will control access to their leased premises, which includes securing vertical penetrations and circulation between floors.) The occupying agency seeks a minimum of three (3) outside parking spaces for government vehicles with the option to add one (1) additional parking space over the lease term. The building should have a 20 foot setback to parking. Public transportation must be within 3 blocks of the building. Location also cannot be located near Public Defenders, US Customs/INS, Social Services and Probation Offices, or other incompatible uses. The proposed space must be located within the following delineated area: South: CSX Railroad and E 9th to W. 9th and Glade St. East: Glade St. to W. 8th and Glade to Hannaway St. to Water St. to Duck River to Hwy 31 to 431 east to Old Bear Creek Road/John Sharp Road to Les Chapple Road West: CSX Railroad to Carter's Creek Station Road. North: Carter's Creek Station Road to Highway 31 to Greens Mill Road to Les Chapple Road Preference will be given to those buildings within the Central Business District The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than October 3, 2010. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
