Solicitation STATMENT OF WORK FOR JANITORIAL SERVICES AND SUPPLIES ARMED FORCES RECRUITING CENTER TIKAHTNU COMMONS SHOPPING CENTER NORTH ANCHORAGE, ALASKA AREA : THE AREA TO BE SERVICED BY THE CONTRACTOR CONSISTS OF APPROXIMATELY 3600 SQUARE FEET OF RETAIL SPACE, LOCATED ON THE GROUND LEVEL, 1106 NORTH MULDOON ROAD, SUITES 130, 133, & 135, ANCHORAGE, ALASKA. GENERAL : JANITORIAL AND CLEANING SERVICE WILL BE PROVIDED ON A THREE DAY PER WEEK SCHEDULE. SERVICES SHALL BE PROVIDED DURING NORMAL WORKING HOURS (BETWEEN 0800-1700) MONDAY-FRIDAY, DURING AN APPOINTMENT TIME, SCHEDULED IN ADVANCE. LESSOR SHALL PROVIDE NECESSARY LABOR, EQUIPMENT AND SUPPLIES REQUIRED TO PERFORM SERVICES. ALL CLEANING PROCEDURES AND TREATMENTS SHALL BE ACCOMPLISHED IN ACCORDANCE WITH THE MANUFACTURER'S DIRECTIONS. SEPARATE APPOINTMENTS WITH EACH SERVICE SHALL BE MADE FOR CARPET CLEANING AND WAXING OF FLOORS. *****NO KEYS TO GOVERNMENT LEASED FACILITES ARE TO BE GIVEN TO JANITORIAL CLEANING STAFF UNDER ANY CIRCUMSTANCES.***** SCHEDULE OF JANITORIAL SERVICES: 1. THREE TIMES A WEEKLY (MONDAYS, WEDNESDAYS AND FRIDAYS) : A. EMPTY ALL TRASH RECEPTACLES (REPLACE LINERS, AS NECESSARY). B. SPOT-CLEAN GLASS DOOR AND WINDOWS AS WELL AS AROUND LIGHT SWITCHES. C. VACUUM ALL CARPETS. SWEEP AND SPOT CLEAN ALL HARD SURFACE FLOORS. •D. DUST DESK SURFACES, TABLES, CHAIRS, AND OTHER FURNITURE. E. CLEAN AND SANITIZE WATER FOUNTAINS, RESTROOM FLOORS, SINKS AND TOILETS. FURNISH TOILET SUPPLIES, SUCH AS TOILET TISSUE, HAND SOAP AND PAPER TOWELS. 2. ONCE A WEEK : A. COMPLETELY CLEAN OFFICES AND VACUUM ALL CARPETS TO INCLUDE USE OF CREVICE ATTACHMENT TO VACUUM CORNERS AND EDGES OF CARPETING. SWEEP AND DAMP MOP HARD SURFACE FLOORS. B. COMPLETELY DUST ALL SURFACES TO INCLUDE WINDOW SILLS, BASEBOARDS, WOODWORK, RADIATOR/VENTS, HORIZONTAL/VERTICAL BLINDS. C. WASH GLASS DOOR AND WINDOWS INSIDE AND OUTSIDE AND ALL OTHER GLASS SURFACES, SO THEY ARE FREE OF FINGER MARKS, SMUDGES AND STREAKS. SPECS FOR JANITORIAL SERVICES, FAIRBANKS, ALASKA (cont.) 3. MONTHLY : A. SCOUR AND CLEAN ALL TRASH RECEPTACLES. B. SPOT CLEAN ALL WALL SURFACES WITHIN 70" OF THE FLOOR. C. WASH, WAX, AND BUFF ALL VINYL COMPOSITION TILE FLOORS. D. CLEAN ALL FURNITURE. VINYL FURNITURE SHALL BE CLEANED WITH APPROPRIATE CHEMICAL CLEANER (NOT SOAP AND WATER), METAL PARTS OF FURNITURE SHALL BE POLISHED, WOOD FURNITURE SHALL BE CLEANED WITH WOOD CLEANER OR POLISH, AND UPHOLSTERED FURNITURE WILL BE VACUUMED TO REMOVE DUST AND OTHER PARTICLES FROM UPHOLSTERED FURNITURE. E. CHANGE FILTERS ON HVAC UNITS IN OFFICE, IF APPLICABLE. 4. QUARTERLY (1 ST WEEK, DEC/MAR/JUN/SEP): A. COMPLETELY CLEAN/WASH ALL WALL SURFACES IN THE LEASED PREMISES TO INCLUDE BLINDS, TAPES AND CORDS, LIGHT FIXTURES, VENTILATING GILLS AND REGISTERS. B. CLEAN EXPOSED CEILING ELEMENTS (HVAC EQUIPMENT, DUCT WORK, CONDUITS, ELECTRICAL FIXTURES, STRUCTURAL ELEMENTS, ETC.). 5. SEMIANNUALLY (1 ST WEEK, OCT/APR): A. PROFESSIONALLY CLEAN AND SHAMPOO ALL CARPETS. TILE/VINYL FLOORS WILL BE STRIPPED CLEAN AND TWO COATS OF WAX APPLIED AND BUFFED TO A HIGH SHINE; NON-WAX VINYL FLOORS WILL BE TREATED WITH A SEALER AFTER BEING STRIPPED. 6. AS REQUIRED : A. REMOVE STAINS FROM ALL CARPETS. B. PROVIDE PEST CONTROL MEASURES AND PESTICIDES WHICH CONFORM TO LOCAL HEALTH DEPARTMENT REGULATIONS TO KEEP PREMISES FREE FROM PESTS AND IN A TENANTABLE CONDITION. C. SUPPLY AND REPLACE ENERGY EFFICIENT LIGHT BULBS, FLUORESCENT TUBES AND STARTERS. 7. THE CONTRACTOR SHALL MAINTAIN ADEQUATE RECORDS OF ALL INSPECTIONS MADE ON CLEANING PERSONNEL TO INDICATE, AT A MINIMUM, THE NATURE (WHEN, WHERE, WHAT) AND NUMBER OF INSPECTIONS THEY MADE; THE NAME OF THE INSPECTION; THE NUMBER, LOCATION, TYPE OF DEFICIENCIES FOUND, AND THE CORRECTIVE ACTION TAKEN FOR DEFICIENCIES WITH CLEANING PERSONNEL. 8. THE STORAGE OF CLEANING MATERIALS, EQUIPMENT, AND SUPPLIES WITHIN THE RECRUITING FACILITIES ARE PROHIBITED.
