- UNITED STATES GOVERNMENT General Services Administration OFFICE SPACE REQUIRED Lakewood, CO The Federal Government has two related requirements to lease space consisting of approximately 28,293 rentable square feet of office space and 20,243 rentable square feet of office space. A contiguous block of 48,536 rsf office space is preferred but not required; however, each requirement must be contiguous. Office usable space must yield 24,603 and 17,602 of BOMA usable square feet, respectively, for use by tenant for personnel, furnishings, and equipment. Existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 500/100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Bureau of Indian Affairs. Expressions of interest should include the following: Proposed Occupancy Date: Between December 1, 2010 and June 1, 2011. Location: The space shall be located within the delineated area: The delineated area is a 4-mile radius from US 6 th Avenue and Kipling Avenue including the Central Business District of Lakewood, Colorado. Lease Term: Ten (10) years, five (5) years firm; Available Space: Property must have available parking including paved area for 125 parking spaces. Only properties that are contained on or within these boundaries meet or are capable of meeting the above criteria will be considered for this procurement.
