Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN CARNELIAN BAY, CA STAR #: 3CA0690 The United States Government seeks to lease class ‘A' contiguous office space and garage/ storage space. The space offered must consist of approximately 3,668 rentable square feet in Carnelian Bay, CA. The space should yield approximately 2,128 ANSI/BOMA usable square feet of enclosed office space and 1,200 ANSI/BOMA usable square feet of enclosed garage space for a total of a minimum of 3,338 ANSI/BOMA usable square feet and a maximum of 3,927 ANSI/BOMA usable square feet. The Government will require five (5) surface parking spaces. The proposed space must be located within the following delineated area: North: Interstate 80 East: CA State Route 267 South: Lake Tahoe W West: CA State Route 89 The proposed lease is for ten (10) years, five (5) years firm term, and should be fully serviced. Space must be ready for occupancy no later than November 15, 2010. Fully serviced leases are sought. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements and Seismicity. The offered space can not be located within a FEMA designated floor zone. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address •Legal property description, recent survey, and property identification numbers (PIN). •Location of space in the building and date it will be available. •One-eighth inch scale drawing of space offered. •ANSI/BOMA defined office area/useable square feet (USF). •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. •Common Area Factor used to determine the RSF. •Name, address, telephone number, and email address of authorized contact. •In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative CB Richard Ellis Real Estate Services.
