- REQUIREMENT: The General Services Administration (GSA) is interested in leasing office and warehouse space consisting of approximately 7,484 rentable square feet (RSF). Rentable space must yield a minimum of 6,508 ANSI BOMA office area square feet (USF). A 4,000 USF fenced wareyard is also required, and should be located immediately adjacent and connected to the office/warehouse building. The space will be occupied by the Department of the Interior - United States Geological Survey. LEASE TERM: 15 years; 7 years firm. UNIQUE REQUIREMENTS: Office space must be contiguous and located on one level without being split by a public corridor. First floor space is required. The space will be divided into approximately 5,184 RSF of office and laboratory area and approximately 2,300 RSF of warehouse space. Column spacing within the space should be a minimum of 25 feet on-center and 25 feet from exterior and demising walls. The warehouse area requires a minimum clear ceiling height of 13 feet and should have two (2) roll up doors measuring at least 10 feet in height and 12 feet in width. The agency prefers one grade level roll-up door and one dock-high roll-up door. Other configurations that meet the dock door needs of the agency will be considered. The building must have an adjacent area to enclose a 4,000 square foot wareyard, which must be secured with an 8 foot security fence and accommodate a minimum 75 foot turning radius for vehicle access. The Government requires a fully serviced lease including 16 on-site surface parking spaces and 8 on-site covered, secured parking spaces. All services, supplies, utilities, partitioning, and tenant alterations are desired as part of the rental consideration. Space shall conform to GSA requirements for fire and life safety, including an automatic sprinkler system, and shall be ADA compliant and asbestos abated. The building and parking must be accessible to Government personnel 24 hours per day, 7 days per week. LOCATION: The building offered must be located in Wichita Falls, TX, within the following boundaries: An area extending 500 feet south of Southwest Parkway from Kell Boulevard following Southwest Parkway (east) continuing to Taft Boulevard, including the area west of Taft Boulevard continuing to 500 feet north of Kell Boulevard, continuing west on Kell Boulevard to McNiel Boulevard/Radney Lane. Continuing north/northwest on McNiel Boulevard/Radney Lane to 500 feet north of Old Seymour Hwy. Continuing west on Seymour Hwy back to 500 feet southwest of Southwest Parkway. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. AUTHORIZED CONTACTS: In no event shall an offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the General Services Administration (GSA) or their authorized representative.
