INDUSTRY QUESTION AND ANSWER MEETING IN REFERENCE TO UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN RENTON, TUKWILA, KENT, SEA-TAC, DES MOINES, WASHINGTON STAR #: PWA2176 The United States Government will hold an Industry Question and Answer meeting on: Thursday January 28th at 9:00 a.m. at the Jackson Federal Building 915 2nd Avenue 4th floor Auditorium Seattle, Washington Public parking is available in the area. No parking is available at the Jackson Federal Building. As a reminder, the following is a copy of the ad that was placed on December 15, 2009. The United States Government is interested in leasing approximately 518,865 rentable square feet, yielding 451,186 ANSI/BOMA useable square feet of office and related space along with on-site parking for 1,600 vehicles per code existing or to be developed commercial office and related space. The office shall be Class A office space and be located in a new or modernized LEED office buildings including warehouse component that projects a professional and aesthetically pleasing appearance as determined by the contracting officer. The Government will consider space in a single building or multiple buildings in a campus setting. Occupancy would be required by no later than September 1, 2014. This advertisement is not a basis for negotiation. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT: 518,865 rentable square feet, yielding 451,186 ANSI/BOMA square feet of office and related space along with on-site parking for 1,600 vehicles. LOCATION: Offered space must be within the city limits of Renton, Tukwila, Kent, Sea-Tac or Des Moines, Washington. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The building is subject to a 20 foot setback from the defended perimeter. The space offered must conform to NFPA 101 fire and life safety and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. Additionally, various security enhancements shall also be required. Amenities such as, retail shops, banks, and restaurants shall be available within one-half mile from the building. The lease will require Gold LEED with Energy Star, reside outside of 100 year floodplain, must have multiple bus lines within one-half mile from the building with a connection to the closest sound transit train station. Childcare Center must be located on site in a separate building including play-yard; Warehouse must be located on site. The property must be contiguous and not divided by a public road. All the requirements will be defined in detail in the solicitation. TERM: The proposed lease is for a twenty (20) year firm lease, and must be fully serviced.
