- This ad was modified to correct the response deadline. Responses are due by 2/12/2010. REQUIREMENT: The United States Government seeks to lease approximately 18,258 Rentable Square Feet of office and related space, yielding 16,770 Usable Square Feet in San Antonio, TX. Subleases are not acceptable. The lease term will be 5 years, 5 years firm. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting, and shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility. UNIQUE REQUIREMENTS: Three separate spaces are required under one lease. One space must yield 8,360 USF, the second must yield 5,630 USF, and the third must yield 2,780 USF. Each space should be contiguous on one floor; however, all three spaces are not required to be located together on the same floor. DELINEATED AREA: The facility must be located within a five-mile radius of 1777 N.E. Loop 410, San Antonio, TX 78217. Expressions of interest should include the following: •1. Building name and address. •2. One-eighth scale drawing of space offered. •3. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. •4. For land sites, a site plan clearly outlining the offered parcel and a map showing its location. •5. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Authorized contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
