Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT CONTRACTING OFFICE ADDRESS: General Services Administration, Public Buildings Service (PBS), Real Estate Division (9PEC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT: The United States Government desires to lease approximately 30,000 rentable square feet of office, medical, and laboratory space in the cities of Sacramento or West Sacramento CA. The office space must be Class A, fully serviced, and air-conditioned together with sixteen (16) reserved parking spaces. The office space must be contiguous. Also, the building must have an 83 foot setback ONLY IF the Government occupies more than 25% of the total rentable square footage of the offered building a setback distance of 83 feet will be required- measured from front door of building to building property line. In addition, the setback will require a controlled perimeter. If the Government occupies less than 25% of the rentable square footage- no setback requirement applies. The building must NOT be located on a 100 year flood zone. You must provide proof that you are not within the 100 year flood zone in your expression of interest. The site must be located within the city limits of the following cities: CITY OF SACRAMENTO CITY OF WEST SACRAMENTO This area of interest EXCLUDES the Central Business Districts of the cities mentioned above due to security requirements. LEASE TERM: 15 years, 10 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 60 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than 12/01/2011. COMPETITION: Please note that this is a competitive procurement and the Government will consider all Offerors that meet the minimum requirements. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be Class A fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials, except undamaged asbestos flooring in the space, undamaged boiler or pipe insulation outside the space, in which case an asbestos management program conforming to EPA guidance shall be implemented. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government’s requirements. EXPRESSIONS OF INTEREST should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. 5. Map that illustrates that the offered building is NOT located within the 100 year flood zone.
