Description
REQUIREMENT: The U.S. Government is seeking to lease a minimum of 72,769 ANSI/BOMA office area square feet of contiguous office and related space in Homewood, AL. Lease term is fifteen (15) years, ten (10) years firm. Space should be ready for occupancy no later than July 1, 2011 or 365 days from lease award. The space must be located within the delineated area noted below: North: I-20 & I-65 to Red Mountain Expy: Red Mountain Expy to Montclair Road: Montclair Road to I-20 & I-459 South/East: I-65 & I-459 to I-459 & I-20 West: Interstate 65 West using 2nd Ave N to Lomb Avenue Lomb Ave turns into 6th Street SW 6th Street SW to MLK Drive MLK Drive south turns into Montevallo Road SW Montevallo Road SQ to West Oxmoor Road West Oxmoor Road to Lakeshort Parkway Lakeshore Parkway West to Shannon Whenonah Road (also known as County Route 93) County Route 93 to Shannon Oxmoor Road Shannon Oxmoor Road to West Oxmoor Road (also known as County Route 42) West Oxmoor Road south to Valley Street Valley Street to Tyler Road (also known as County Route 42) Tyler Road to Interstate 65 Return to starting point via Interstate 65 For security reasons, the Government requires a single tenant building. Proposed buildings must have a 20-foot setback. Two hundred fifty (250) secured parking spaces shall be available for employees/visitors use. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Site must be located outside the 100-year flood plain. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. All potential locations must be presented by February 4, 2010. Please reference Project Number 9AL2109.
