Description
Delineated Area Map UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN RALEIGH, NC ***** MODIFIED REQUIREMENTS, EXISTING BUILDINGS ONLY, TERM AND SETBACK***** The United States Government seeks to lease class ‘A' contiguous, single floor office and related use space. Two contiguous floors may be considered if other requirements are met. The space offered must consist of approximately 24,129 rentable square feet yielding 20,982 ANSI/BOMA usable square feet in Raleigh, NC. Existing space only will be considered, no new construction. Space must be in a prime commercial office district with professional surroundings. In a multi-story building the offered space must be on 4th floor or lower. In a multi-tenant building in which this tenant would occupy less than 25% of the entire building, no setback is required. If offering a single occupant building for this requirement, a setback of 82 feet is required. Additional requirements are as follows: location on a primary or secondary road with visibility from the street and within a 30 minute commute (including rush hour) of a major airport. Public transportation, if available in the delineated area, must be in close proximity of the space; parking within 3 blocks if on-site parking is not offered; building cannot exceed 3:1 ratio or be "U" or "L" shaped; 10'6" ceilings; 20 ft. column spacing center to center; no buildings where alcoholic beverages are served; cannot be in airport flight paths; no co-location with drug rehab or confinement facilities. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: North: I-540 South: I-440 East: I-540 West: Dan K Moore FWY The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than November 1, 2011. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
