Description
Requirements for Submission SHARED CONDOMINIUM HOUSING DEVELOPMENT – VIENNA, AUSTRIA SAQMMA-10-VIENNA The United States Government (“USG”) is seeking Expressions of Interest from qualified developers to share in the redevelopment of two USG owned residential compounds located in the 19th District in Vienna, Austria into residential condominium developments. The existing compounds are underdeveloped. All existing buildings are expected to be razed in the redevelopment. According to feasibility study performed by a Vienna based architectural/engineering firm, the compounds can support 90+ units under the existing zoning. As conceived, in lieu of cash payment for the land, the USG would receive free and clear a portion of the developer constructed units scattered amongst the compounds. Both the USG and the developer/partner would own their portion of the units in freehold. The USG portion of the units should contain a mix of two (2), three (3) and four (4) bedroom units containing between 133 and 214 square meters in net saleable area (NSA). The NSA does not include balcony/patio areas, nor does it include basement parking spaces. The USG portion of the units must have a parking ratio of 1.5 spaces per unit. The building styles should be designed in a manner that both maximizes the overall number of units and is in harmony with the surrounding neighborhood area. Said design can be townhouses, apartments or a combination thereof. All of the housing units should contain certain amenities including patios or balconies, high quality appliances, and nicely appointed details throughout. The buildings should also be designed with energy conservation in mind. The USG also expects efforts to be made to preserve as much green space as possible on the overall compounds, with an emphasis towards preservation of mature trees. The overall housing compound should also contain perimeter fencing of an ornamental nature and some form of controlled access.
