Description
U.S. GOVERNMENT IS COMPETING EXISTING LEASED LOCATION The General Services Administration (GSA) currently is considering whether to remain in its existing lease space or relocate. In making this decision, GSA will consider, among other things, the costs it would likely incur through relocation, such as physical move costs, replication of tenant improvements, telecommunications infrastructure costs, non-productive agency downtime, security and other appropriate considerations. GSA currently leases 32,157 BOMA rentable square feet of office space with 35 on-site parking spaces in Tucson, AZ. This lease is expiring November 23, 2010 requiring occupancy date by November 24, 2010. GSA has interest in leasing a minimum of 32,157 to a maximum of 36,326 BOMA rentable square feet of contiguous office space with 35 on-site parking spaces, in Tucson, Arizona. Rentable space must yield a minimum of 32,157 usable square feet. Space must meet the Federal Government's standards for fire safety; seismic; accessibility; security; and must not be located within a 100-year floodplain. At minimum, the requirements listed above must be met to be considered as a possible alternative space. LEASE TERM: Five (5) years, Three (3) years firm OCCUPANCY: Space must be ready by November 24, 2010. Congress St., Suite 5W Tucson, AZ 85701 Email: frances.manning@gsa.gov Fax (520) 620-7004 Expressions of interest must include the following information: Building name and address Rentable square feet available and the expected rental rate per rentable square foot, fully serviced without operating cost escalations or real estate tax increases ANSI/BOMA Office area square feet (OASF) to be offered and the expected rental rate per OASF Date of space availability Method of rentable space measurement Building ownership information Amount and type of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking List of building services provided The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential Offeror fails to provide specific expected rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
