Description
Combined Synopsis/Solicitation Notice/AdvertisementVA-262-09-SFO-0479 The Department of Veterans Affairs (VA) seeks to lease up to 7,500 BOMA rentable square feet of space to be used for its personnel, equipment and furnishing in the City of San Diego, California. Space must be contiguous, on one floor, and yield a minimum of 6,000 BOMA usable. Lease term up to 10 years. Estimated occupancy date is July 1, 2010 or upon substantial completion of tenant improvements. Space must be within or bordering the following delineated area: North: Mira Mesa Blvd./805 Freeway; East: 805 Freeway; South: Lusk Blvd.; West: Lusk Blvd./Mira Mesa Blvd. In addition to the rental consideration; the Government will also factors in tenant improvements and other related costs. Building offered for consideration must NOT be in the 100 years flood plane and MUST be of sound and substantial construction. Building offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility/ADA, OSHA, and seismic protection. Expressions of interest must be submitted in writing by March 8, 2010; and should include: building name, address and age; total square footage available (ANSI/BOMA office rentable and usable); date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratios; proximity to public transportation; and information on building ownership. Note: The Government will pay no more than the appraised fair market rental value for the space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties must respond with offers and submit all document required per the Solicitation For Offer (SFO) Number VA-262-09-SFO-0479 no later than MARCH 15, 2010; 2:00 PM PST. Respondents are advised that the Government assumes no responsibility to award a lease based upon responses to this announcement.
