Description
Expressions of Interest SoughtRequirement: The United States Government currently occupies office and related space in a building under lease in Mesa, Arizona, that will be expiring in 2012. The government is interested in leasing approximately 6,000-6,055 rentable square feet of space in Mesa, Arizona, for use as a VA office space. The rentable space shall yield a minimum of 5,300 Net Usable square feet [ANSI/BOMA Office Area (ABOA)] to a maximum of 5,500 Net Usable square feet [ANSI/BOMA Office Area square], available for use by tenant for personnel, furnishings, and equipment. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. This will be a full service [gross] lease with a lease term for one year, with an option for two (2) six month option periods. The space must be handicap and public transportation accessible, ADA compliant and can be provided by new construction or modification of existing space. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). Any existing building must meet all current federal seismic criteria. The space must be available for occupancy by April 30, 2010. Space within or fronting on the following boundaries will be considered: Within a 5 mile radius of 2500 South Power Road, Mesa, Arizona 85209. Other applicable requirements include: "Parking: On-site parking for at least eight (8) reserved parking spaces in which two (2) should be designated as handicapped or minimum number of spaces required by local codes. "Others: The space can be provided by modification of existing space. All services, supplies, utilities, partitioning, and required alterations are to be provided as part of the rental consideration. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. "Date of space availability. "Method of rentable space measurement. "Building ownership information. "Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). "Energy efficiency and renewable energy features existing within the building. "List of building services provided. All interested parties will submit a request for the solicitation in writing to the attention of Mrs. Collins-Somerville at the above address. Interested offerors should submit three (3) copies of specific information concerning their properties The VA will not enter into any sublease or ground lease. All offerors that want the VA to enter into a sublease or ground lease will not be considered.
