Description
The Department of Veterans Affairs (VA) seeks to lease a minimum of 3,400 rentable square feet and a maximum of 3,600 rentable square feet of general office space to be used by the VA as a Vet Center. Space offered must be contiguous and located on ground floor only in order to be considered. Lease term up to 10 years, five (5) years firm with 180 day termination rights after initial firm term. Estimated occupancy date is June 2010. Space must be within the following delineated area:North of 280 and South of 101; West of Woodside Road and East of the following boundary: From Edgewood Road to Crestview Drive to Britton Ave. No buildings will be accepted outside of the defined delineated area Building offered for consideration must NOT be in the 100 years flood plane and MUST be of sound and substantial construction. Building offered must meet all current Federal, GSA, VA, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Expressions of interest shall be submitted in writing and shall include: building name, address and age; total square footage available (ANSI/BOMA office rentable and usable); date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratios; proximity to public transportation; and information on building ownership. A market survey of offered properties will be conducted by VA staff.
