Flyer to be returned to Mary Nix via email - marnirealty@comcast.net UNITED STATES GOVERNMENT General Services Administration Seeks Leased Space in Augusta, GA REQUIREMENT: The United States Government seeks to lease approximately 9,423 Rentable Square Feet, yielding 8,194 ANSI BOMA sq.ft. of office and related use space. The Government requires a fully serviced lease. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. Class A and Class B space will be considered that are capable of meeting the requirements DELINEATED AREA: The space will be located in Augusta, GA within the following boundaries: North - Washington Road (State Hwy 28) west to Columbia Road to State Hwy 383 West - State Hwy 383 (S. Belair Rd) and Jimmie Dyess Pkwy, to Gordon Hwy South - Gordon Highway (Hwy 278 & Hwy 78) East - Highland Avenue north to Berckmans Road to Washington Road (State Hwy 28) REQUIRED: Four (4) reserved surface parking spaces are required for IRS plus an additional 40 parking spaces on site or within a quarter mile in a suburban location or three city blocks in a downtown location (the 40 parking spaces are not to be a part of the rental rate; however the 40 spaces should be available within the area defined in the previous sentence, e.g., on site or public parking). Public transportation is required within 2 or 3 city blocks of the new location (if public transportation is available within the delineated area). All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. The space must be within the same building and contiguous space on one floor is preferred; however, offers for space on more than one floor will be evaluated and approved for solicitation on a case by case basis. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Include whether the site is located in a flood zone and if so, please indicate the type of zone. The tenant agency will have a publicly visited office in the space; therefore, first floor space is preferred. Space for a repeater antenna will be required. LEASE TERM: Term is for 10 years, with 5 years firm, with the Government having cancellation privileges after the 5 th year on 90 days notice. Proposed occupancy date is October 1, 2011 or earlier if feasible. OWNERS/AGENTS: We plan to schedule your appointment for April 20.
