Contracting Office Address General Services Administration, Public Buildings Service (PBS), 7 TH & D Streets, SW, Room 6901, Washington, DC 20407 REQUIREMENT: The United States General Services Administration ("GSA") seeks to identify sources and receive information on available warehouse storage space for the delineated area identified below. This requirement is for the relocation of an existing lease. GSA is seeking approximately 10,000 contiguous ANSI/BOMA usable square feet of single story warehouse space including approximately 300 ANSI/BOMA usable square feet of office related space. The proposed facility must have a minimum uniformly distributed live floor load of 250 lbs. per square foot, 20' ceiling height and two (2) means of ingress/egress. LEASE TERM : The proposed lease is for ten (10) years firm. LOCATION: All properties submitted to the Government must be located within the following delineated area: On the West, from Foxhall Road at Nebraska Avenue south to Canal Road; east on Canal Road to Key Bridge; south across Key Bridge through Rosslyn; south on Ft. Meyer Drive to Route 110; continuing South on Route 110 to Route 27 south across 395 becoming South Joyce Street; continuing south on South Joyce Street to 26th Place South; going southeast on 26th Place to South Grant Street and continuing south to Ft. Scott Drive and east across to the George Washington Parkway. On the South, from George Washington Parkway at Ft. Scott Dr., across the Potomac River to 295 at Malcolm X Avenue. On the East, from Malcolm X Avenue, going east to Alabama Avenue; continue on Alabama Avenue northeasterly to Ridge Road. Follow Ridge Road north to an imaginary line connected to 295; north on 295 to the Maryland line at Eastern Avenue. On the North, continuing northwest on the DC/Maryland line to Route 50 (New York Avenue); continuing west on Route 50 (New York Avenue) going north on South Dakota Avenue to Monroe then continuing west to Michigan Avenue (turns into Columbia Road); continuing west on Columbia Road (turns into Calvert Street); continuing west on Calvert Street to Cleveland Avenue; following a line from Calvert Street to Massachusetts Avenue then northwest to Nebraska and west to Foxhall Road. (please see the delineated area map attached) OCCUPANCY DATE: The occupancy date should be on or about January 1, 2011. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): Building name/address and age Location of space in the building and date of availability One-eighth inch scale drawing of space offered ANSI/BOMA defined general warehouse usable square feet ("USF") ANSI/BOMA defined general office usable square feet ("USF") Rentable Square Feet ("RSF") offered and rental rate per usable square foot, specifying included services, utilities, and tenant improvement allowance per rentable square foot. Location and number of parking spaces available to the Government Date building will be ready for commencement of tenant improvements Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS : GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
