- U. S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE Omaha, Nebraska (0NE2003) The General Services Administration (GSA) seeks to lease commercial office and related space consisting of approximately 3,100 ANSI/BOMA usable square feet (USF) / 3,415 rentable square feet (RSF) in Omaha, Nebraska. The office shall be first class office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. Retail or flex space is not acceptable. Occupancy would be required by August 1, 2010. This advertisement is not a basis for negotiation. The government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT : Approximately 3,415 RSF yielding a minimum of 3,100 ANSI/BOMA USF LOCATION : Offered space must be within the following delineated area: North: Interstate 480 South: Leavenworth Street West: 24 th Street East: 10 th Street REQUIRED : Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Amenities of food vendors shall be available within walking distance of 3 blocks or less from the building. The space offered must be contiguous with windows and should be fully serviced. The building shall be served by a regularly scheduled public transportation service and have public parking within 3 blocks. TERM : The lease shall be for a term of fifteen (15) years, ten (10) years firm term with the Government having the right to terminate with ninety (90) days written notice after the initial ten (10) year firm term.
