Description
Delineated Area Map - Charleston, SC (9SC2079) The U.S. Government is seeking to lease 8,455 ANSI/BOMA office area square feet, approximately 9,723 rentable square feet, of contiguous office and related space in Charleston, SC within the following delineated area: DELINEATED AREA: (Reference Attached Map) North - Rd 642 South - Plow Ground Road (SSR 1156) East - Main Road (SSR 20) West - Mark Clark Expressway (30) REQUIRED: Eleven (11) surface parking spaces are required on-site. Space located entirely on one (1) floor is preferred. Space must be located in contiguous blocks and in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
