Description
The United States Government seeks to lease quality professional office space in Natchez, MS. Street level, contiguous space is preferred. Contiguous upper-floor space on one floor that has handicapped accessible elevator service to the government office floor is an acceptable alternative. Elevator service must consist of a minimum of two accessible elevators which serve the floor proposed for the government. One of the accessible elevators may serve as a freight elevator. The space offered must consist of approximately 5,946 rentable square feet, and the space should yield 5,171 ANSI/BOMA usable square feet. A total of 26 parking spaces are required. Parking facilities shall be available at no cost, or at reasonable commercial rates, for visitors and employees within a two-block radius of the office. The overall dimensions of the space must have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and no more than 2 feet square. The proposed space should not be located within the immediate vicinity of railroad tracks. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than March 31, 2011. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility by the time of occupancy. Subleases are not acceptable. The proposed space must be located within the following delineated area: North:The north boundary begins at the intersection of Hwy 84, AKA D’Evereaux Drive, and Hwy 61 (84 and 98), AKA Sgt Prentiss Dr. The northern boundary continues west down Hwy Bus 84, AKA D’Evereux Dr, St Catherine St and Jefferson Street, to Canal Street. Turn south. West: The west boundary begins at the intersection of Hwy Bus 84 and Canal Street and continues south to the intersection of Canal St. and Hwy 84 (65 and 98), AKA John R. Junkin Dr. Turn southeast. South: The south boundary begins at the intersection of Canal St. and Hwy 84 (65 and 98), AKA John R. Junkin Drive. Continue southeast on John R. Junkin Dr. to the intersection of John R. Junkin Dr and Lower Woodville Road. Turn south on Lower Woodville Road and continue south on Lower Woodville Road to Hawthorne Place. Turn around at Hawthorne Place and proceed north on Lower Woodville Road to the intersection of Lower Woodville Road and John R. Junkin Dr. Turn Southeast on John R. Junkin Dr. and Proceed to the intersection of John R. Junkin Drive and Hwy 61 (84 and 98), AKA Sgt. Prentiss Dr. Turn northeast on Hwy 61 (84 and 98). East: The eastern boundary begins at the intersection of John R. Junkin Drive and Hwy 61 (84 and 98), AKA Sgt. Prentiss Drive, and proceeds northeast intersecting with the northern boundary at the intersection of HWY 61 (84 and 98), AKA Sgt Prentiss Dr. and Hwy 84, AKA D’Evereux Drive. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis and/or Smith Real Estate Services.
