- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN ORANGE, CA PROJECT #: 9CA3038 The United States Government seeks to lease approximately 18,780 rentable square feet of contiguous, class ‘A' office space within the following delineated area: North: West Chapman Avenue East: S. Parker Street South: Memory Lane to N. Main Street to Highway 5 West: Highway 5 to Highway 57 The rentable space shall yield a minimum of 16,330 ANSI/BOMA Office Area (ABOA) square feet. The Government will require two (2) reserved, surface parking spaces. The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than May 1, 2011. The offered space shall be no more than two (2) city blocks from public transportation. It is preferred that the offered space be contiguous and located on one floor, above street level, with a minimum of two (2) accessible elevators. A freight elevator may serve as one accessible elevator. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or request for proposals): • Building name/address • Legal property description, recent survey, and property identification (PIN) • Location of space in the building and date it will be available • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgment, and • Permission to represent multiple owners for the same submission
