Description
Requirement: The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 4,461 rentable square feet in Madison, WI. The space should yield 4,055 ANSI/BOMA usable square feet. The Government will require eleven (11) secured parking spaces. Subleases are not acceptable. All space shall be contiguous. Delineated Area: The proposed space must be located within the following delineated area: North: Johnson Street South: Wilson Street East: Park Street West: Livingston Street Term: The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. Criteria that eliminates commercial space from consideration for new office space: Proposed office space is on the first floor or below the first floor of the building. Proposed office space is on the top floor of the building and rooftop access is within the space. Proposed office space has public parking underneath or within the building. Proposed office space is inside a shopping mall or shopping center. Proposed building houses day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigrations, probations, public defenders, and /or social services within the building. Proposed building has metered or public parking in front, behind, or next to the building. Proposed building is within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities. Proposed office space is located in a flood plain area, near power plants, electrical transformers, night clubs, bars or in close proximity to airport, radar dishes and aircraft flight paths. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include all of the following: 1. Building name and address. 2. Rentable square feet and rate per rentable square foot, 3. Method of measurement used to determine rentable square feet, 4. Common Area Factor (s) for available space by floor if applicable. Please include a block plan of the space being offered. 5. FEMA map showing the property location in relation to Flood and Earthquake zones. 6. Evidence of control of the property being submitted.
