- Description
- The United States Government seeks to lease approximately 2,714 rentable square feet of office and related space in Charlotte, NC. The space must yield approximately 2,360 ANSI/BOMA Office Area Square Feet. Overnight parking will be required for three (3) government vehicles. Employee/Visitor parking should meet local zoning requirements. Only existing buildings will be considered. Exclusive of the aforementioned square footage, an outside storage area of approximately 650 square feet will also be required. The proposed space must be located within the following delineated area: North: W Blvd; CLT Airport; Billy Graham Pkwy South: I-485 and I-77W West: I-485 East: I-77 The proposed lease is for ten (10) years, five (5) years firm, and must be fully serviced. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. Space must be ready for occupancy no later than April 30, 2011. The building must be located outside of any 100-year floodplain. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contractor. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the broker and may submit pertinent information no later than the close of business on April 23, 2010 to the GSA's representative, Maureen O’Brien, AmeriVet Real Estate Services, Inc. Please reference Project Number 9NC2148 Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: · Building name and address and location of the available space within the building. · Rentable square feet available and expected rental rate per rentable square foot, fully serviced. · ANSI/BOMA Office area square feet and the Common Area Factor. · Date of space availability. · Overnight parking available on-site and detailed site plan. · Building ownership information, including contact information for Owner or Authorized Agent
