Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN INDIANAPOLIS, INDIANA - SOLICITATION # GS-05B-18550 The United States Government seeks to lease class ‘A' office space in Indianapolis, Indiana. The space offered shall consist of a minimum of 4,247 rentable square feet to a maximum 4,531 rentable square feet of space. The rentable space shall yield a minimum of 3,752 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 3,940 ANSI/BOMA Office Area square feet. Space proposed must be contiguous and located on a single floor. However the proposed space cannot be located on the ground floor or top floor of the building. The United States Government's existing lease in Indianapolis, IN is expiring and the Government is considering if alternative space is economically advantageous. In making this determination, the Government will consider cost factors including, but not limited to, the total cost of the physical move including telecommunications equipment, LAN systems, office furniture (conventional and system furniture workstations) and telephone systems. The Government will require four (4) reserved, secured parking spaces on site for official Government owned vehicles. The proposed space must be located within the following boundaries of Indianapolis, IN: North: North Street East: East Street South: South Street West: West Street The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than October 7, 2011. The offered space must meet Government requirements for Life and Fire Safety Standards and handicap access in accordance with Architectural Barriers Act Accessibility Standards (ABAAS). Expressions of interest must be submitted in writing and must include, at a minimum: • Building name, address, location of space in the building and date of availability • ANSI/BOMA defined office area/usable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor (CAF) used to determine the RSF • Parking Availability • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission • One-eighth inch scale drawing of space offered • All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
