- Map of revised delineated area REQUIREMENT: The U.S. Government seeks to lease approximately 5,502 Rentable Square Feet to yield at least 4,784 ANSI/BOMA office area square feet for use by tenant for personnel, furnishings, and equipment. Nine (9) structured parking spaces are required, preferably reserved, to accommodate fleet vehicles with the capability of adding three (3) more parking spaces over the duration of lease term. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. LEASE TERM: Lease term is fifteen (15) years, ten (10) years firm. Renewal option(s) may be requested. LOCATION: Area of consideration is revised. Point of beginning: West College Ave and Shingeltown Rd. East on Shingeltown Rd. Continuing East on Warner Blvd to Mt. Nittany Expressway. North on Mt. Nittancy Expressway to East College Ave. East on East College Ave to Gerald St. North on Gerald St to Trout Rd. West on Trout Rd to Rock Rd. North on Rock Rd to Big Hollow Rd. West on Big Hollow Rd to Mt Nittany Expressway. West on Mt Nittany Expressway to Valley Vista Dr. South on Valley Vista Dr. Continuing South on North Science Park Rd. Continuing South on West College Ave to intersection with Shingeltown Rd (point of beginning). Map is attached.
