- Description
- The General Services Administration (GSA) seeks to lease office and related space consisting of 21,691 Rentable Square Feet (RSF) of office and related in Falling Waters, WV. GSA is interested in considering alternative space if relocation is economically advantageous to the Government. In making such a determination, GSA will consider cost factors including, but not limited to, the total cost of the physical move (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and anticipated rent for the space. Other factors impacting the Government's rights under a prospective lease, such as, the length of any firm term that may be required at an alternative location, length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the term, will also bear. The offered space must meet Governmental requirements for Fire Safety, ABAAS, and ISC requirements. Property located within a base floodplain or wetland will not be considered. Space must be situated within the following delineated area, around Falling Waters, WV: North and East: Potomac River South: South on Mouth of Opequon Road to West on Bedington Road continuing West on Nipetown Road, continuing West on Ropp Drive to Harlan Spring Road. West: North on Harlan Spring Road, East on Hamonds Mill Road, North on Vineyard Road, to the Potomac River. A lease term of 10 years with a firm term of 3 years is sought. Brokers or agents may represent the prospective landlord, but any properties or proposal submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00PM EDT, Friday, April 23, 2010. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent. AutoCAD (DWG file) of floor plate, if available, to demonstrate space efficiency would be appreciated.
