- UNITED STATES GOVERNMENT Seeks Leased Office Space Grand Junction, CO The United States Government seeks to lease office/retail and related space consisting of approximately 8,000 rentable square feet in Grand Junction, CO within the following delineated area: within a 4-mile radius from the Wayne Aspinall Federal Building at 400 Rood Avenue in Grand Junction, Colorado. Office usable space must yield approximately 7,000 BOMA usable square feet. Usable space must be contiguous. Space shall be located in a prime commercial office district with attractive and professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The proposed lease is for twenty-four (24) months, twenty (20) months firm and should be fully serviced. Space must be ready for occupancy November 1, 2010. Property must provide at least four (4) reserved parking spaces. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 500/100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. Space shall meet or have the ability to meet the security requirements that apply to the specific use. Space shall not be located within one hundred (100) yards of railroad tracks. Details regarding special requirements will be forthcoming upon receipt of expressions of interest. The initial tenant will be the Internal Revenue Service.
