Delineated area map DESCRIPTION: U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 18,414 RSF (YIELDING AT LEAST 16,740 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE AND 75 PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety and handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use or in an office, research, technology, or business park that is modern in design with a campus like atmosphere. The Government will consider relocation from the current leased location if economic and other factors determine an alternative space to be advantageous to the Government. Consideration factors include all tenant improvement costs, moving costs, telecommunications relocation costs, and agency special requirements. Space shall be ready for occupancy no later than July 1, 2011. LEASE TERM: Ten (10) years, five (5) years firm. DELINEATED AREA: Within or near Bangor, Maine as further delineated as follows: Starting at the intersection of Broadway and Kenduskeag Ave (POB) 1) Southeasterly along Broadway to I-95 2) Easterly along I-95 to Hogan Road 3) South along Hogan Road, cross Penobscot River to S Main Street 4) Southwesterly along S Main Street to Cookson Road 5) Northwesterly across Penobscot River to Dudley Street and Main Road North 6) Continue northwesterly along Coldbrook Road to New Boston Road 7) Northeasterly along New Boston Road to Fuller Road 8) Easterly along Fuller Road to end of road 9) Northeasterly from end of Fuller Road to Davis Road 10) Continue northeasterly along Davis Road to Pushaw Road to POB EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN MAY 7, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) Drawing of space offered. 4) ANSI/BOMA Office Area Square Feet (usable) 5) Rentable Square Feet Offered 6) Estimated full service rent including the amount of tenant improvement allowance included in the rate and the amortization rate used 7) Percentage of Common Area Factor used to Determine the Rentable Square Feet 8) Number of parking spaces available on or near the premises and the approximate cost. 9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner, manager or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
