Description
Requirement: The Government is seeking to lease approximately 9,736 contiguous rentable square feet of office and garage space. The rentable space must yield a minimum of 8,466 contiguous ANSI/BOMA square feet. The lease term requirement is for 15 years with cancellation rights after 10 years. The space must be available for occupancy no later than February 1, 2011. The delineated area is: North: US / Canadian Border East: No further East of Interstate Route 89 than 10 miles South: No further South than the Town of Milton, VT West: No further West of Interstate Route 89 than 10 miles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Other applicable requirements include: • Office space equal to approximately 5,946 SF • Garage space equal to approximately 2,520 SF with a minimum interior clearance of 20 feet, and an overhead door with a minimum clearance of 16 feet. • Secured parking for 11 Government vehicles. • Employee and visitor parking available within two blocks of the building. • Ability to locate an 80 foot communications tower adjacent to the building. Expressions of interest should be submitted in writing no later than May 3, 2010 and should include the following information: • Building name and address and location of the available space within the building. • Drawing of space offered. • Rentable square feet offered. • ANSI/BOMA Office area square feet (OASF) • Percentage of Common Area Factor used to determine the rentable square feet • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
