Description
The United States Government seeks to lease class 'A' contiguous office space. The space offered must consist of approximately 10,436 rentable square feet in Springfield, Illinois. The space should yield a minimum of 10,046 ANSI/BOMA usable square feet. The Government will require nine (9) reserved surface parking spaces. The Government also requests access to eighty-six (86) surface parking spaces. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. The proposed space must be located in the delineated area of: North: Sangamon Ave. East: I-55 South: Adlai Stevenson Drive West: 6th St. North to Ash St., then West to South Walnut St., then North to Grand Ave., then East to N. 5th St. and North to Sangamon Ave. Space must be ready for occupancy no later than February 1, 2011. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
