Description
Jackson, MS - Delineated Area REQUIREMENT: The U.S. Government is seeking to lease 23,950 ANSI/BOMA office area square feet, approximately 27,543 rentable square feet, of contiguous office and related space in Jackson, Mississippi within the following delineated area: DELINEATED AREA: Along the Interstate 55 corridor starting at the south end at Interstate 20. The border east of I-55 being; Flowood Drive (Hwy 468) north to Treetop Blvd., north to Highway 25 west to Ridgewood Road, north to Highway 51, north to Jackson Street, west to Sunnybrook Road, north to Madison Ave., east to Grand Blvd., north to Highway 463, west across I-55 to Highland Colony Parkway, south to Old Agency Parkway, west to Livingston Road, south to I-220. Back down I-220 to I-55 and south to I-20. REQUIRED: One hundred fifteen (115) secure parking spaces are required, in addition to twenty-five (25) surface parking spaces. All parking spaces must be on-site. The space must be able to accommodate office, storage and wareyard uses; in addition to being accessible by heavy equipment, buses and transports and must allow for placement of 1,000-gallon fuel storage tanks. Additionally, the site must have an acceptance and provision of hazardous material storage. Space must be located in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. LEASE TERM: Term is for 15 years, 10 years firm, with the Government having cancellation privileges after 10 years, on 120 days notice.
