Description
United States Government Seeks Sources for Lease of Warehouse and Related Space in Prince George's County, Maryland. The requirement is for an existing lease that is expiring. REQUIREMENT: The Government is seeking to enter into a lease net of electrical services for approximately 43,000 ANSI/BOMA rentable square feet (BRSF) of contiguous warehouse space, available for use by the Government. The requirement includes general office, warehouse and related space for a five (5) year firm term. The offered building must meet the following minimum requirements: 1. Ceiling height of at least 20 feet clear; 2. Parking for 16-20 people, with secured parking for two (2) additional trucks; 3. Three (3) loading docks; one with self-leveler that can accommodate a 53' tractor-trailer. LOCATION: The unique facility must be located in Suburban Maryland, within the delineated area bound by the following: North: Capital Beltway (I-495) East: Capital Beltway (I-495) South: Pennsylvania Avenue (Route 4) West: Baltimore Washington Parkway (295) and Kenilworth Avenue LEASE TERM: The proposed rental term shall be for five (5) years firm. OCCUPANCY: Space must be existing and ready for occupancy no later than July 1, 2010. The Government is considering whether to remain in its existing space or to relocate to alternative space. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs associated with moving. These costs include, but are not limited to, physical move costs, replication of tenant improvements and telecommunications, security infrastructure, non-productive agency downtime and the impact of a move on the agency's mission. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CB Richard Ellis, Inc. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information: 1. Building name, address, and age; 2. Available square footage (ANSI/BOMA Office Area, rentable and usable); 3. Schedule for completion and occupancy date; 4. Rental rate information quotation per rentable square foot for a net of electrical services lease for a five (5) year firm term; 5. Scaled floor plans (as-built) identifying offered space; 6. Site Plan showing parking spaces, loading areas, and vehicular circulation; 7. Information on project and building ownership.
