- Flyer to be returned to Mary Nix, if interested in submitting a location for the market survey UNITED STATES GOVERNMENT Seeks Leased Office Space Decatur, AL The United States Government seeks to lease office space of approximately 12,354 Rentable Square Feet (RSF) yielding 10,743 Usable Square Feet (USF) in Decatur, AL, within the following Delineated Area: North: Market Street to 6 th Avenue SE to Bank Street South: Hwy 67/Beltline Road from Hwy 31 to Spring Avenue East: 6 th Avenue SE to Market St Hwy 67 Beltline West: Bank Street from Market Street to Lee Street to 2 nd Avenue to Gordon Drive, End at 6 th Avenue The proposed lease term is for ten (10) years, five (5) years firm. Contiguous space on one floor is required not above 2 nd floor; preference is 1 st floor space. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. All services, utilities and tenant improvements must be provided as part of the rental consideration. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. A minimum of 53 surface parking spaces are required to be available on site or within 2 blocks of the offered space. Space must be ready for occupancy no later than September 15, 2011. If public transportation is available in the delineated area, the site offered must be on the public transportation route. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
