- Description
- The United States Government seeks to lease first class, modern contiguous office and office related space in El Paso, TX. The space offered should consist of approximately 13,299 Rentable Square Feet in El Paso, TX. The space must yield 11,564 ANSI/BOMA Office Area Square Feet. Above street level space is required and elevator service shall consist of a minimum of two (2) accessible elevators to the proposed space. One accessible elevator may serve as a freight elevator. All space must be contiguous on one floor. Public transportation must be available within 600 feet (or a two block radius, whichever is less) of the building entrance of the offered space. A minimum of seventy (70) parking spaces are required onsite or within a two block radius of the offered space, at no cost or at reasonable commercial rates. The proposed lease is for ten (10) years, five (5) years firm, and must be fully serviced. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The building must meet or be capable of meeting Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. The proposed space must be located within the following modified delineated area: North: Executive Center Blvd extending in a NE line to Franklin Mountains State Park; South: East Paisano Drive (Hwy 62); East: Intersection of East Paisano Drive at I-110, NW to Franklins Mountain State Park; West: I-10 The building must be located outside of any 100-year floodplain. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contractor. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the broker and may submit pertinent information no later than the close of business on May 3, 2010 to the GSA's representative, Maureen O'Brien, AmeriVet Real Estate Services, Inc. Please reference Project Number 9TX3063. Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: · Building name and address and location of the available space within the building · Rentable square feet available and expected rental rate per rentable square foot, fully serviced · ANSI/BOMA Office area square feet and the Common Area Factor. · Date of space availability · Available parking and a detailed Site Plan showing available parking · Building ownership information, including contact information for Owner or Authorized Agent
