Description
Requirement: OFFICE AND RELATED SPACE – EXPRESSIONS OF INTEREST. The U.S. Securities and Exchange Commission (SEC) currently occupies office and related space at 801 Brickell Avenue, Miami Fl under a lease that is expiring July 31, 2012. The SEC is seeking to acquire equivalent and additional space upon lease expiration, consisting of approximately 74,000 rentable square feet which must yield approximately 63,500 ANSI/BOMA usable square feet (usf) of Class A office and related space for use by the SEC for personnel, furnishings, equipment, and two (2) reserved parking spaces. The SEC prefers that the offered space be located within the same elevator bank, a maximum of four (4) contiguous floors and with a minimum floor plate of 18,000 rentable square feet. Contiguous floors with larger floor plates and fewer vertical shafts (e.g., elevator banks) will be more favorably evaluated unless the floor plate is so large as to limit daylighting in interior spaces. Floor plates must have potential for efficient space layout. Parking available for visitors and employees must meet or exceed local code. The SEC will consider relevant relocation/duplication costs (e.g., value of existing improvements, telecommunications, etc.) in its evaluation of subsequent offers received. Unique Requirements: By occupancy, the leased space and building shall meet the requirements of the Architectural Barriers Act Accessibility Standards (ABAAS), seismic, Federal Fire Safety Act of 1992, and local fire and life safety codes. The site may be inspected by the Government and/or its contractor to ascertain compliance with NEPA, ABAAS and other applicable local and federal regulations. Offered buildings must be located outside the 100 year floor plain; flood plain certification is required. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Residential and Industrial areas are unacceptable. REQUIRED: All services, supplies, utilities, and tenant improvements must be provided as part of the rental consideration. Additional requirements: Security: SEC requires a minimum of a 25 foot setback from the offered building and any public access spaces. The SEC will conduct a security review of each offered location and recommend countermeasures in order to obtain the appropriate level of security. Environmental: The SEC intends to seek LEED CI for its leased space. Buildings providing a minimum of a Silver LEED Rating/Certification will be more favorably evaluated. Location: Offered buildings must be located within the following delineated area: North Bounded by: Intersection of SW 3rd Avenue and SW 7th Street; SW 7th Street to Brickell Avenue East Bounded by: Intersections of SW 7th Street and Brickell Avenue; Brickell Avenue to Brickell Bay Drive to SE 11th Street to Brickell Avenue South Bounded by: Intersection of Brickell Avenue and SW 13th Street; SW 13th Street to SW 3rd Avenue West Bounded by: SW 3rd Avenue to SW 7th Street Lease Term: Space must be available for occupancy by August 1, 2012. The lease term shall be for ten (10) years, ten (10) years firm. The Government reserves the right to solicit or negotiate an alternate lease term. Occupancy: Occupancy date is negotiable, but the SEC desires occupancy no later than August 1, 2012. Expressions of interest should include the following: OWNERS AND AGENTS: To submit a location for inspection, contact this office in writing via fax, email, or US Mail by May 19, 2010. Please include common area factor for available space. Submission by any party other than the owner or managing member of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Submission should also include the following: •Name, address, email address, and phone number of owner as well as authorized representative •Name and address of offered location and age of the building •Amount of space available and location within the building; provide floor plans on sheets reduced to 8 ˝” x 11” •Floor plate size in rentable and usable square feet •Tenant allowance typically offered in the building and amortization rate •Statement as to whether or not the building meets RP-6 seismic standards •Statement as to whether or not the building meets ABAAS standards •Statement as to whether or not the building has asbestos-containing materials and, if so, the location(s) and type(s) Written responses are required no later than May 19, 2010; verbal responses will not be considered. Any questions regarding this notice must be submitted in writing to the contact person below. Leasing Authority: The U.S. Securities and Exchange Commission is an independent Federal agency authorized by statute to enter directly into leases for real property. See 15 USC 78d.
