- Description
- The United States Government seeks to lease class ‘A’ contiguous office and office related space in Charlotte, NC. The space offered must consist of approximately 5,825 rentable square feet. The space must yield 5,066 ANSI/BOMA Office Area Square Feet and must be located within the following delineated area: Starting at the corner of S. Graham Street and Martin Luther King Jr. Blvd (2 nd Street); southeast along Martin Luther King Jr. Blvd (2 nd St.) to S. College Street; northeast on S. (N.) College Street to W 8th Street; northwest on W. 8th Street to N. Graham Street; southwest along N.(S.) Graham Street to the corner of Martin Luther King Jr. Blvd. The Government will require one (1) reserved parking space to be included with the rent consideration. An additional fourteen (14) reserved parking spaces will be required. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. No sub-lease will be considered. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. The space must be ready for occupancy no later than February 1, 2011. The building must be located outside of any 100-year floodplain. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contract. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the broker and may submit pertinent information no later than the close of business on May 28, 2010 to the GSA's representative, Maureen O’Brien, AmeriVet Real Estate Services, Inc. Please reference Project Number 09-NC2161 Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: · Building name and address and location of the available space within the building. · Rentable square feet available and expected rental rate per rentable square foot, fully serviced. · ANSI/BOMA Office area square feet and the Common Area Factor. · Date of space availability. · Overnight parking available on-site and detailed site plan. · Building ownership information, including contact information for Owner or Authorized Agent
